1. Check your chosen park has a residential licence.

2. Use a solicitor in all cases.

3. Check the written statement gives you enduring title to live on your rented pitch, subject to you meeting your obligations under the mobile homes act of course.  

4. Use a surveyor.  Whether you choose an existing sited home or have a home made to order and then positioned on a site, you need to get the home checked before you pay for it.

5. If the home is already sited and is more than month old, get confirmation from the park owner that the home has been maintained in accordance with the home manufacturers requirements while it has been unoccupied.  If the home is not heated for example, this is a good indicator that it has not been!  If the home has been occupied previously, again get confirmation and evidence from the previous occupiers that the home manufacturers maintenance requirements have been fulfilled.

6. If the park offers the extended GoldShield 10-year warranty, get written confirmation the home has been sited and maintained in accordance with the GoldShield code of practice.

7. If the home needs repairs do not pay for it in full, if at all, until the work has been done to your satisfaction.

8. Make sure you understand who is your energy supplier.  Energy bought from the park owner is likely to be more expensive than if you are allowed to choose your own supplier.
